Sun City Grand is gated and HOA-governed with specific move-in protocols — gate access notifications, truck size limits, move-in hours, and resident-association procedures. Call the HOA the week before move day so the truck isn’t turned away at the gate. Most other Surprise master-planned communities (Marley Park, Asante, Crossriver) have similar but lighter HOA rules.

Snowbird Move Patterns
